OMAHA, Neb. – A major redevelopment project is underway at the First National Bank’s former headquarters in downtown Omaha, where nearly 300 apartments will soon be built.

The 22-story building, located directly across from the taller First National Bank Tower, has been mostly vacant in recent years but is now being transformed into a mixed-use living space.

Excitement for New Living Options

NuStyle Development, a company known for its other successful projects in downtown Omaha, is behind the transformation. The company is enthusiastic about contributing to the continued growth of the downtown area. “We’re big believers in the streetcar.

We’re two blocks off, and yeah, we’ll keep bringing our apartments down here,” said Greg Rothermel, director of NuStyle Development. The development will add much-needed living spaces to the area, complementing their ongoing project, 713, which is also being developed nearby.

Omaha Press Club to Stay

Although the majority of the building will be converted into apartments, not everyone is leaving. The Omaha Press Club will remain on the top floor of the building. Executive Director Steve Villamonte expressed that the influx of residents will only benefit their operations.

“Think about the happy hour. I would love to go to a nice restaurant and have a happy hour, and not have to drive,” Villamonte said, highlighting the added convenience of having more people in the area.

Construction Plans and Timeline

Construction for the new apartments is set to begin later this year, with the first units expected to be available as early as spring of the following year. The building’s revitalization is part of a broader trend of growth and development in Omaha’s downtown core.

As for the U.S. Attorney’s Office, which is currently the building’s sole tenant, they are set to relocate to the WoodmenLife Tower once their new space is ready.
